Service overview
As your ADU contractor, we check what your lot allows before you pay for plans. Then we handle the permits, and the job ends when your unit has its certificate of occupancy.

ADU options

How it works
An ADU is a small house with all the rules of a big one. It needs its own kitchen, bath, egress, energy compliance, and utilities, and it has to pass every inspection a new home does. We converted a 400-square-foot Encino garage into a one-bedroom, one-bath rental with a full kitchen, a mini-split, and a certificate of occupancy. The owners gave us four and a half months. It was done in two. That is the standard we bring to every ADU we build.
We check setbacks, height, utilities, fire access, and the existing slab and framing. You learn what the lot allows before paying for plans.
An architect draws the unit and an engineer covers footings and any structural changes. Title 24 energy calculations go in the same set.
We file with LADBS or your city building department and answer corrections. California sets review deadlines for ADUs, and we track them.
We build the footings, plumbing, electrical with a subpanel, framing, insulation, and drywall, and schedule each inspection as that stage is finished.
We finish the kitchen, bath, floors, and paint, then pass the final inspection. The job is done when the unit has its certificate of occupancy.
What's included

Garage slabs are rarely ready for a dwelling. We trench for new footings and plumbing before framing.

Walls and ceiling insulated and sealed to California energy code, with windows that pass Title 24.

Full-size appliances, slim shaker cabinets, and quartz counters. Tenants notice the difference.

Tiled walk-in shower, vanity, and ventilation, waterproofed the same way we build a primary bath.

A dedicated subpanel and a ductless mini-split, so the unit runs on its own without taxing the house.

FAQ
Most single-family lots can. We did a garage conversion in Encino and turned a 400-square-foot garage into a one-bedroom, one-bath rental with a certificate of occupancy. The slab, ceiling height, and utilities decide the scope.
Our Encino conversion was built in two months once permits were in hand. Plan check time depends on your city. Detached ADUs take longer because the foundation and shell are new.
In most cases California does not require replacement parking when a garage is converted to an ADU. We confirm the rules for your address on the walkthrough. The free LA Remodel Decision Sheet lists the other permit checks to make first.
Yes, once it has a certificate of occupancy. Some cities have rules on short-term rentals, so long-term rental is the usual plan.
New footings and drain lines, utility connections, the kitchen and bath finishes, and whether the shell already exists. A garage conversion usually costs less than a detached unit because the walls and roof are there. The free walkthrough puts your number in writing. If you want the space connected to the main house, a home addition may fit better.
